Gensler played a significant role in contributing to a blockbuster sale-leaseback deal valued at $250 million for two million square feet of office space from AT&T. Over the course of four phases, Gensler produced a BOMA analysis to successfully bring the property to market and aided in the conversion of this corporate building into a commercial property capable of producing revenue. Gensler produced multiple space scenarios to help show how the potential leases might be affected.
The property is thought to be the largest existing block of square footage in one Class A office building in the state of California.
The sale was awarded, “Real Estate Deal of the Year,” by the San Francisco Business Times in 2014.
“The BOMA measurements were critical for getting our transaction done. When you’re doing a $250 million real estate deal, it’s important to make sure that every element is accurate and this element, the measurement of the building was prime. Ron and his team delivered product delivered product very quickly and very accurately. We went 14 iterations from March to December of 2013 and as we made adjustments and they followed through very quickly and delivered every time.”
– Chris Chandley, Western Regional Area Manager for AT&T
“In my line of work, I see a wide spectrum of work product and responsiveness. Gensler is at the top of the list for both categories. With tight delivery timelines, you produced excellent work product and always met the very demanding schedule.”
– Chris Adam, Senior Vice President of Corporate Real Estate Services, CBRE
